Service

1. Advisory Visit
When you first make contact we will discuss brief details of what you are looking to do, we will offer simple preliminary advice on whether or not it sounds as if you will need planning permission, and we will arrange a date with you to have an initial advisory site meeting.

At that meeting we will assess the viability of what you want to do, we may also have useful suggestions to make which will help you develop your ideas. We will listen to you. What we won’t do is to try and tell you want you want! We allow approximately 20-30minutes for this visit as that’s generally sufficient time for the designer to gather enough information to be able to put together an outline quote for whatever is needed.

2. Quotation
Sometimes it’s possible to give you a fairly accurate cost at the initial meeting particularly for conservatory planning drawings, at other times it may be necessary to do some simple research back at the office, for instance there may be a Permitted Development query which we need to speak to your local planning department about (LPA). We will always send you a written quotation for any job in any case, this quotation will detail exactly what we will do for you, it will also say exactly what our fees will be and what other fees ie LPA fees will be.

3. Survey visit
For every job we do a survey visit will be needed for an extension to a building or a new house. For a house extension this visit will take approximately 2 hours, but can take longer for example if you want to
Discuss your ideas further, which is quite often the case.

4. The design and drawing stage
This is where we get our heads down and input all the measurements we took on site and draw up your existing house elevations and plans. This is a 2D process but occasionally we may draw up a full 3D model of your house if it makes it easier for everyone to understand and visualize.
We then use these ‘as existing’ plans to design whatever type of extension or conversion that you want. We take your brief, (yes it’s so good to have a simple brief to refer to!), and carefully design the new build keeping at the back of our minds what we know the planning officers will be looking for.
Sometimes we may get initial advice from the planning department if we think it will help to get a positive planning decision, this can pay off sometimes if there are some niggling concerns about such things as the effect on neighboring properties.
